ADDENDUM TO RFP DOCUMENTS


RFP - 23 – 02 2ND attempt -

Request for Proposals (RFP) – Competitive Contracting Café Operations at Resiliency Park Terrace

This Addendum # 1 dated February 2, 2023, is issued to modify the above-mentioned RFP, and is hereby made part of the RFP documents. Please attach this Addendum #1 to the original documents in your possession and ensure same is included in your proposal. This addendum includes:


Questions & Answers For the Seating Area;
Q1. Will the seating area be furnished by the City (Tables, chairs...etc.) or is the expectation for this is to be part of the bid?


The city will furnish 35 café tables and 120 chairs in the Terrace Grove area adjacent to the café. Additional tables and chairs may be provided by the café operator, but per the RFP, “Table service is not permitted, and all tables shall be open to all park users. The specific number and style of tables shall be approved by the City of Hoboken Department of Environmental Services. The lessee shall be responsible for securing or storing all property at the end of each day and securing
property during severe weather events.”

Q2. Who is responsible Heating and cooling of seating area (HVAC system)
The City will provide water, gas, and electric hookups to the interior of the property. The café operator will be required to reimburse the city for actual gas and electric consumption on a monthly basis.

Q3. Restrooms builds included or not?
Per the RFP, two accessible restrooms will serve the café. These restrooms are in a shared vestibule outside of the café space. Therefore, the city will be responsible for ensuring that the inside of the restroom space is clean and sanitary.


Q4. Will the kitchen area build include Kitchen Oil trap / Hood and other materials?
Per the RFP, a commercial kitchen grease pit, hood, exhaust, and gas-fired makeup air are provided for the kitchen area. The café operator will be responsible for provision of all cooking, refrigeration, all other kitchen service equipment, all kitchen, and dining items necessary for its operation, as well as ensuring the inside of the café space is clean and sanitary.

Q5. Canopy will be installed by the bidder or the City?
The City will install the canopy.

Q6. Who is responsible for HVAC systems, interior lighting, exterior lighting, and receptacle circuits?


The City is responsible for maintenance of building systems including HVAC and lighting. See Q2.

The deadline shall be extended to 2/22/2023 at 2:30pm


This addendum is posted on the City of Hoboken website to ensure compliance. The City will not
accept any further RFI/questions at this time.
There are no other changes to the RFP documents as part of this addendum.
