How many units are permitted on a lot?

Hoboken uses a density formula to determine the permitted number of dwelling units allowed on a parcel of land.  There are exceptions, but for most of Hoboken the applicable formula is: square feet of lot area divided by 660, with all fractions of a whole number rounded down.  For example, on a lot that is 25 feet by 100 feet, the maximum permitted number of units is 3. (2,500 sf / 660 = 3.79 or 3 units).
